When evaluating your property for the rental market, we do our research. We take a look at rentals currently in the area, other comparable property, and the current leasing environment in the area. We will also make recommendations for increasing the value of your investment in order to maximize your return. We will give you a suggested range based on our findings. It is important to remember that, ultimately, it is the market that will dictate what the home will rent for.
There are a number of variables involved in the tenant placement process. We pride ourselves on finding you the best tenant through a rigorous screening process. Other factors involved may also include: the size of your property, its location, the overall condition of the home, the asking price (relative to that of comparable properties in the surrounding neighborhood), as well as the time of year the property is on the advertising market. The average time for renting is generally much shorter than the time required to sell the same property, and landlords can usually expect to have tenants within 30 to 60 days. Pricing your property competitively, as well as making sure your property is in the best condition possible, are crucial factors.
Disbursements are deposit directly into your account no later than the 15th of each month.

If your resident or tenant has paid their rent late then disbursements may be held and processed until the following disbursement period. Please refer to your partnership agreement for detailed information.

All financial statements, management agreements, lease agreements, invoices and other documentation is available 24/7 through an online owner portal.
Berenguer & Associates does not insure any managed property.  You maintain your own insurance coverage.  For Residential properties, rather than a traditional homeowners insurance policy you will need a landlord or rental dwelling policy. We are not insurance professionals, so it is always our recommendation that you speak with a professional regarding the policy coverage and rates for your investment properties. However, we will gladly recommend insurance companies that you can contact to help you.
Yes.  We run local and national criminal background checks as well as TRIPLE credit checks (all three major credit bureaus). We verify rental history and employment.  All applications are processed in our office and in most cases can be completed in 48 hours or less.
Yes.  All residents and tenants must pay a security deposit. This deposit is kept in an escrow account until the resident or tenant vacates the property.  The deposit is either returned to them or forfeited to the owner. On occasion, we may also collect a last month's pre-paid rent which is also held in escrow. The last month's pre-paid rent is held as additional security funds and is credited as a final month's payment for successful completion of the lease term or forfeited by a tenant or resident who violates or does not complete their lease.

Berenguer & Associates has in-house maintenance staff for common handyman services, which saves our partner's on average 20% from normal vendor fees. If the service or repair requires licensed professionals we use only reliable, qualified and cost effective contractors to diagnose the issue, provide estimates and make the necessary repairs upon approval.
We provide 24 hour emergency maintenance and call monitoring. Our phones are monitored 7 days a week, 24 hours a day.
Late fees are assessed according to the lease agreement. A 3-day notice is sent certified mail to vacate or pay rent and late fees in full. If rent and late fees are not received via certified funds three days after the notification, an eviction is filed with the county of record. One of our representatives will appear in court and a judgment is awarded for non-payment of rent. The judge will provide a date in which the resident/tenant must vacate the property.

Yes.  Our Principal Broker, Christian Berenguer, is a member of the National Association of Residential Property Managers (NARPM) as well as National Association of Realtors and many state and local associations. He is also a member of the Government Affairs Committee of the Atlanta Board of Realtors. All of these organizations are constantly monitoring and updating their members with industry changes.
We are licensed through the Florida Real Estate Commission as well as the Georgia Real Estate Commission and are governed by their regulations.
